Membership in the association is by sponsorship or nomination by a member; it is not by the application.
Members are carefully selected to establish they possess the optimal work experience and recognition in their respective fields. Actual in-depth experience (ideally of at least twenty years in the property industry or its allied fields) is important.
While many of the current members are found to have experience in multiple property sectors or have developed expertise in more than real estate activity, the association has been organized to have a member recognized as the lead expert for a particular discipline. The prospective member is then asked to choose the one specific expertise with which he has the closest level of familiarity and most extensive experience.
By design, membership in the association has been defined to be limited to only fifty individuals to seriously promote networking and fellowship. There is no corporate membership in the association.

Justo lent his expertise in residential agency, drawing from his extensive experience as a real estate broker and President of J. M. Ortiz and Co., Inc. (Zitro Real Estate). A towering figure, Justo inspired the younger members of the association as he remained active, inquisitive and involved even in his octogenarian years.
Subsequently, his daughter Maria Ines Ortiz Calma joined GREENPRO where she contributes her expertise in residential agency.

Peter acted as the Chairman of Golden Forum Land (GFL) Metro Communities, Inc., the developer of Forum Fort, a sizeable mixed-use commercial building, and Seibu Tower, a high-end residential condominium, both located at Bonifacio Global City. In GREENPRO, Peter was a positive role model for keeping abreast of new developments and ideating new projects even in his advanced age. After his death, his son Harvard Yu joined the association as an expert in residential condominium development. Harvard shares this tribute:
“To GREENPRO, he is known as Peter Yu. To his close friends, he is known as Hiana. Peter was a true Visionary, he would see things even before they unfolded. This was not only true in business but also in real life. He constantly reminded us of things to come, ahead of it actually happening. He never relaxed with work and it became his daily life, he is really someone who lived to work. I truly believe that work and talking about work was his true ‘love language’.
“Peter seldom taught us about life but his true gift was to let us be who we were, let us learn on our own and this set us up for life. He would constantly talk about business and his plans. The most important teaching he relayed though was to always take care of our health.
“Peter was always up to date with business, social and political happenings. He would constantly be gathering news and wanted to know every new thing, be it in real estate, gadgets and especially food. Peter loved to eat and loved his food. He would try to always get in the new restaurants no matter how full they were.
“Ultimately Peter always wanted to be Relevant, he always wanted to do big things and be part of bigger things. Being relevant not only in business but to other people’s lives. He was always very giving and the most understanding person. He was very very approachable no matter the situation and always ready to lend a hand.
“My dad, Pa (to me)’s greatest ability was to bring people together. To connect people with other people with just a phone call (since he had a hard time texting). He would always call his acquaintances as his “best friend”. Everyone was his best friend whenever we spoke, I just always nodded and agreed. I think looking at how he is acknowledged today at GREENPRO and how many stories I have heard about my dad after his passing, he truly had many best friends.”
The association wishes to pay tribute to Cesar Yatco. As one of the founders of a group “(the) Society of Industrial-Residential-Commercial Realty Organizations”, Cesar actively engaged in nominating members for that organization, from which came the more senior members of GREENPRO. A distinguished real estate broker, Cesar is remembered for his humor and active effort to engage with the membership.
